01 — Discovery
Every project starts with a conversation. We learn the goals, the constraints, the budget, the timeline — and the things that don't usually make it onto a brief but always shape the outcome. By the end of this phase, we share a clear, honest point of view on what's possible and what it will take.
02 — Design
Our in-house atelier develops the architectural concept, refines it through schematic and design development, and pressure-tests every move against budget and buildability. Because the same team builds what they draw, the design is grounded in reality from day one.
03 — Development
Permits, entitlements, value engineering, partner coordination, financial modeling — the heavy lift that turns a great design into a fundable, build-ready project. Our finance background means we treat this phase with the same care as the design itself.
04 — Construction
Our construction team executes the work hands-on, with our designers and project managers actively engaged on site. When questions come up in the field, we answer them in hours — not weeks. The result is faster timelines, cleaner execution, and fewer compromises along the way.
05 — Handover & Beyond
We deliver clean, complete, and on time — then stay close after handover to make sure the building performs as promised. Our relationships rarely end at the keys. Many of our partners come back for the next project.
